Asked Tenant Questions

  • How quickly will you be able to get my property rented?
    We spend time ensuring your property is “rental ready” for the market and attractive to potential tenants. The amount of time it’s on the market depends on factors we can’t always control: competition & time of year, and some things we can control: the condition and price of your home. We will advise you to assure it rents as quickly as possible to protect your rental income.
  • How do you price my property? How do you establish the rental rate for my property?
    We do an analysis of comparable properties in the market and price your home accordingly. The analysis may include investigating rental websites as well as contacting other local property management companies and landlords. The goal is to earn you the most rent possible while minimizing your vacancy rate and ensuring we place the most qualified tenants.
  • What makes you different from other management companies?
    We believe we offer a more personalized service and better communication methods as needed to suit your goals.
  • What if my tenant doesn’t pay?
    Our strict tenant screening process greatly reduces the likelihood that your tenants won’t pay rent on time. However, bad things happen to even the best people, so if a tenant can no longer pay rent, we will begin the eviction process and place a tenant in your property who can pay rent in a timely manner.
  • What are your management fees?
    Our fee system doesn’t “nickel and dime” you. We charge a one time – On Boarding fee of $500 when first hired to handle your property. We charge a New Tenant fee whenever we put a new tenant into the property of half a month’s rent or not more than $500. The monthly ongoing management fee is 10% of monthly rent collected. If we don’t collect rent, we don’t get paid! The only other fee is IF in the event you have us oversee a large maintenance project that costs more than $2,500, we charge 5% of the total cost of the project. If you oversee the maintenance project, there is no charge from us. We do not charge “up” fees on maintenance bills. Whatever the actual cost is of the repair is what you pay. We do not charge marketing fees or lease renewal fees.
  • What is considered “Rental Ready”?
    Professionally Cleaned; Serviceable, professionally cleaned flooring; Fresh paint or within useful life; Smoke and Carbon Monoxide sensors & fire extinguisher installed; Handyman items (light bulbs, torn/missing screens, broken plumbing & light fixtures, HVAC filter, etc). We have a high expectation of the condition in which the tenant must leave the property when they move out. Therefore, we have to have a high expectation for the condition in which they receive it.
  • What kind of background checks do you conduct on prospective tenants?
    We order credit and criminal background checks. We confirm employment and income and speak to current and previous, if possible, landlords.
